Reports are in for the Real Estate market with a year over year comparison.

Massachusetts has seen single family homes hit for a second time an all-time high with a median price reaching the $400,000 threshold.  Number of homes for sale in July have reached lower levels.  New listings added to the market are up for the second time in a year.

In July of 2017 there were 30 homes that closed in Bridgewater.  This is down by 3 units, as there were 33 that closed July of 2016.

The average sale price for homes that closed in July of 2016 was $399,900

The average sale price for homes that closed in July of 2017 was $363,450 (-9.1%)

The average days on market for sold homes that closed in July of 2016 was 76

The average days on market for sold homes that closed in July of 2017 was 55

There are currently 46 homes on the market in Bridgewater.  The average list price of these homes is $449,386.  The average days on market is 77.  Inventory has decreased to a 2.3 month supply of homes.  A healthy and balanced inventory would be 6-7 month supply of homes.
